Covenants, Conditions, and Restrictions

Please refer to the ACC Design Guidelines and Rules and the Covenants for a full description of what should be avoided in our neighborhood.


No vehicles shall be parked on any lot except on the paved driveway unless otherwise approved by the board.

Boats, trailers, campers, inoperable cars, tractors, equipment, etc... shall not be kept or stored on any lot unless approved, in writing, by the ACC.

No signs shall be placed in yards with the exception of for sale/lease signs. [Political signs are governed by Boulder County restrictions.]

No trash, litter, junk, containers, machinery, or lumber shall be permitted to remain exposed upon any lot so it is visible from any neighboring lot or street (except as reasonable for an approved project).

Clotheslines should not be visible from any neighboring lot.

No noxious or offensive activity shall be carried out upon the property.

All antennae must be specifically approved by the board; no aerial masts are allowed. Antennae, dishes, and similar mechanical structures shall not be mounted on roofs.

All heating and cooling units must be concealed in a manner which has the prior written approval of the board. Heating and cooling units shall not be mounted on roofs.

No cattle, sheep, goats, pigs, rabbits, poultry, or other animals except customary household pets (as long as such pets are not kept for commercial purposes). Horses are allowed on lots 28, 29, and 30.

Trash may not be burned on the premises.

No firearms will be discharged within the subdivision.

The use of inanimate objects for purposes of landscape ornamentation (driftwood, wagons, animal skulls, sculptures...) is strongly discouraged, especially in front or side yards where visible from adjacent lots and streets. The board shall approve all such ornamental landscaping.
